I came across I guy who has a 4 bed rooms 2 baths 2000 sqft home who wants to sell it for $50,000 or do a rent to own on it.

I plan to buy this house with enough "room" in the numbers to repipe for like $2k to $3k.  

He says that this property should be easily sold between 200 to 225K.I asked him that some comps are around 140K and he mentioned that we will do some high end rehab with some modifications(adding extra bed room) which should give an ARV ~225K.

If I knock it down I will have a huge living room and a very open concept but loose som very practical space when the living room is a good size anyway.
