There is more demand than supply and new construction isn't keeping up.

Supply and demand heavily favors the solid GC in the current market; my retirement age GC father in law says that he's raised his retail first time customer rates 20% per year for the last 4 years and, in his words, "no one has even blinked."

This reduces housing supply and therefore makes it very expensive.I didn't do the research, so I'm curious.Is every building, from 2 Units and above, is rent controlled in SF?

The property not for sale had a door to the roof of the property for sale with a deck with patio furniture on it.  

Put some furniture in it and rent it out AirBnB for $1,800/month. 

I've seen so many folks crash and burn when they outrun their supply trains of investment and decide to throw in the primary to continue their pace of investing.   

Also with the locking kind, what if i need to replace a piece in the middle because it was scratched up by furniture?

The current development boom is continuing to push prices into the echelon of a market like downtown Chicago for Class A buildings and and limited land supply since its surrounded by water makes new supply very very difficult to come create. 

Remodeled and reconfigured the dated interior with all new flooring, kitchen cabinets and bathroom, new furniture, paint, etc.
