Because of the close proximity to Chestnut Hill, Germantown, and Montgomery county (surrounding suburb with a great of employment opportunities) this area is very desired so when good deals pop up here they don't hang around for long.

i use 1099-MISC as a token preventative measure where an independent contractor (ie, plumber, painter, etc) earns $600/yr or more in projects in case they or any of their subs/helpers should ever use the rental property address and/or my name as a place/employer they were 'employed' at for an albeit desperate unemployment claim.

Hi all,Hoping some of you wise investors will be able to help my current situation:- husband and I own 4 investment properties including our current primary residence (2-family)- only 1 of these properties is in my name (our current primary residence)- we have joint tax returns, so income & expenses of all showing up on my tax returns- we are looking to move, and since my husband recently moved to self-employment income, my usual go-to broker says we are severely limited on our ability to qualify for a new primary mortgage, due to DTI that takes into account all investment properties

The broker who is representing the property for the developer (not directly employed with developers company), is a local broker who has done property management/ real estate agent/ commercial real estate/ investment real estate experience in the area for a long time.
