If the tenants are on a term lease VS month to month you can always ask but you have no legal recourse unless they not paying their rent, damaging the property, doing something illegal, endangering others etc...If they are on month to month or the lease has otherwise expired you can give them proper notice (depends on your state what that is, generally 30/60 days) that you are not going to renew their lease.

The tenant had not been paying rent for the previous few months and the lease expired may 31st and a 30 day non-renewal notice was provided by the previous owner before the ownership change.
