However, it doesn't indicate that the professional is well versed in taxation as it relates to Real Estate.I would question the EA how many clients and what percentage of his clients are real estate investors.You may also want to ask him/her for a referral from one of his real estate investing clients.In the chance that he/she does not work out - there are tax professionals here on BP that may be able to help.

I’d say first take a look inside and get an idea of what it will cost you to rehab it, or bring a contractor along to give you an estimate if you’re not sure.

Not suggesting you don't do these things, but no one is going to make you if there's no lender involved.The best way I've found to get an estimate of actual closing costs is to just contact whoever would handle the closing and ask them for a ballpark estimate for what the typical costs are. 

On the fourth house, that inspection could find an issue that gives you the chance to back out, saving you thousands of dollars, making all of your money back on the prior inspections.

Just be conservative with your estimates and keep asking folks here what your unsure of.

I'm getting contractors lined up to get estimates for the rehab.

When I am in the process of buying a multimillion dollar deal, I would rather not leave that up to chance that someone in a forum, on YouTube, or on a podcast is going to thoroughly answer my questions and help me solve my problems (no offense BP... lol). 

The Total Gross Monthly Rent box:  Do I put whatever the estimated mortgage payment is that I found on Zillow? 

Or no chance?
