Separately, what should I look for in a solo k provider to ensure they are legitimate and will be around?

Back in Arizona all of the sales price data was available from the county assessors office so it was easy to see what people were paying for deals even off market(most of the time).

Then build some trending data.

We populate our own data directly from trustees for our local market, but that is labor intensive.

I'm in need of some unbiased market research data that I can use to make educated recommendations to my primary client as to which market in the mid-west they should look towards investing in the multi-family sector.

I'm hoping (without any real data or precedence to back it up) that it will do good things for Woodlawn, hence my eagerness to pull the trigger on the building I'm looking at.  

The last market data I saw last fall still had rents increasing at around 10% per year on the average.
