My question is, with the market in West Texas from the oil fields has anyone experience something that would be good advice to share?

I do know a few agents down here and one that is an investor so I’ve enjoyed working with her.

I have some leads on private lending opportunities to fund my first project so that is promising.I'm enjoying BP and hope to be a contributor to the community!  

Professional advice in the field of real estate.

Land is cheap, but it also needs a well drilled (not cheap) and septic installed (not pocket change either), and they've recently changed the septic requirements so the drainage field now needs to have 2x the previously required area (they now require 100% reserve field) so a lot of bedrooms is much harder to get. 

So, here’s why I’m here; although we enjoy our business ventures and strive to invest more into real estate for years to come, we want to take a more aggressive approach to achieve financial freedom.

We built a house in a neighboring city and found that money is not really made in the new construction field, so we decided to start renovating instead.How did you find this deal and how did you negotiate it?

Paying off the truck will open up another $400 in cash flow a month allowing me to either save or double my monthly boat payment.For amplifying info, our current debt is our home, one vehicle (another paid off), and a boat (yes, we bought a boat at 30 yrs old because we had the money and wanted to enjoy it the most amount of time possible while we knew we were going to be living in an area that we could).
