And for larger amounts of leverage, both loan choices are good, but conventional terms/rates are very beneficial.There are some obvious implications here (for me, at least) in terms of:Whether I would even want to leverage at lower percentages, given the paperwork, DTI hit and loan costsWhat types of loans I would pursue based on the amount of leverage availableThe value of using the small amount of conventional loans available to their best advantageAnyway, thought the results were interesting, and thought I would post them...enjoy!

We are pretty hands on and we are concerned we would make a mistake along the way that would disallow the entire thing.Our objective is cash flow in the near term to provide more family time and flexibility while we are young enough to enjoy it and our kids are young enough to still want to hang out with their parents.Thanks!

At least I enjoy the transactional side and not leasing.Are you offering a competitive leasing commission total and is your landlord leasing broker offering a good co-op to the tenant broker if they do not double end the deal??

While I'm sure he enjoys having a staff to manage the properties he personally owns, the time it takes to deal with the nuisances from so many tenants is unbelievable.

PM is a low return and big headache business which I was never interested in it even on the commercial real estate side.I stick to transacting and my own investments.PM is not huge money generator but if you enjoy it then it might make sense to scale it.
