You said it yourself - the more I read that list of issues the more I lean towards tear down.

@Phil Petite, is your issue in realizing you will not be getting all your equity back out of the deal?

Although I was able to rectify the sewer issue the tenant would not allow the restoration company to come in and remove contaminated material, sanitize, and dry the place out.  

That and potential parties or disrespectful use of the lake area is why I would not allow access, I know it would  be an issue very quickly. 

We have had to deal with this issue as well.

I would guess these people are scammers though if you've had no other issues.

Hit the target rent and have really good tenants with no issues, hardly ever have to talk to them.

No impossible at all, but I find that a lot of investors I work with locally tend to run into issues on this when we dive deeper. #3 Personally, when I was starting out, I invested out of state.
