She still has a balance of about 50k and she had the house for around 12 years.if I can just pay her equity and take over the house, I think it would be great cause she already paid 12 yrs of it and the mortgage payment is already at that stage where it will soon pay more of the  balance instead of the interest.I was just wondering what issue I might come across.

Now we talked to the guy and he ran our credit and is in the process of getting us pre-approved (not what we initially wanted at the stage but ok) and we told him that we wanted to rent out the basement of our house and he said that was illegal for an FHA loan.

Also if anyone has had luck with a good camera or doorbell system I would love to hear what you've had luck with and was user friendly.Ps: Local police told me there had been another break-in in the area last month and the house was finished and staged and someone wiped everything from the home (appliances, sinks) even the chandeliers, smh!
