The VP of the bank and I went down to the property and built rapport to whole time on the way to the property (about a 25 minute drive).

After many years into the real estate game, cash or credit may not seem the obstacle they once were, so I have to "reach back in the files" to pull out an old memory (to quote Alan Jackson "Drive")......I recall being very thrifty and a saver in my 20's (I had an insane dollar a day budget thing I did in the early 90's on canned beans, loaf a bread and raw carrots, which I would not recommend, unless you live in a mobile home on a construction site like I did at the time)...

Pick the top ten and drive the neighborhood, visiting each. 

The major misunderstanding and likely the key driving the utility of these instruments is notion of ease of eviction.  

How far do y'all drive to get to your office? 

@Sam Leon, I have gotten many ugly pink and peach coloured tub tile surrounds to neutral colors for my clients.

Want contractor to walk through it with them, create a reno budget (which, again, takes 3-5 hours to do properly  - even a "ballpark" takes a couple hours out of a day to drive out there, go through the house with you, and do a quick & dirty ballpark.).

I'm currently focused on self educating, learning my surrounding markets and ultimately owning/flipping/renting properties.  

Right now I'm just looking To flip the land.The property is 14,000 sq/ft with sewer & utilities at the street surrounded by very similar lots & houses in the neighborhood.

For those that can't get into the statistics, I think it's a local decision and based on those increases is what will drive your local market.
