I seem to recall they're attempting to become a holding bank to take advantage of government bailout (TARP) funds, but are having difficulty.I'm not really sure there are any banks left that have the resources to buy up GMAC/ResCap, even at a discount.

We charge our investors that we find homes from that are out of state a 10% project management fee that we have considered raising because between our wholesale discounts, and our contractor discounts and time saved we normally he buyer having to shop around, we  save well more than 10% to the investor. 

That means that I bought it at a discount.

Not saying you are wrong, but if your repairs and ARV are correct, you are buying this at a 50% discount.

I’m getting the carpets cleaned at a discounted Groupon rate so the whole house is about $100, is it justifiable to pass the tenants the whole cost and not just the carpet where the cats pooped?

But I'd go a different route and buy up a bunch of SFR because they were deeply discounted.
