We are buying directly from the seller, so no RE commision on th buy.Any advice for a newbie flipper?

Knowing your state's l/t laws, and knowing what exactly is in your lease will go a long way for you to take more direct action.We have a "zero tolerance" clause in our leases regarding both domestic violence and illegal drugs (or legal drugs used illegally).  

I tried to make a lower offer, but it seems the agent/friend is driving the deal, so can't really speak to the seller directly.

Now if you're buying direct to seller you're going to have property owners swear that their tenant has never been late in the past 300 years until it comes time to collect prorated rent at closing. 

What are the tax consequences for investing in syndication project with a self directed IRA?

I'm hoping that some of the experts here with more experience and knowledge in this area could point me in the right direction. 

I personally focus on multifamily investing so that is usually where I direct people, but I also think people should find the niche they like and go with it and become experts.

Does this mean that they won't even be liable for any potential issues with the plans they put together ("direct, special or consequential damages")? 

I figure this was a good idea since it would be a direct buy with no brokerage fees.

You can also do direct marketing to find people who haven't decided to sell their home yet.
