@Leah Mitchell1. patience. it's not a get-rich-quick scheme, it's a get-rich-for-sure. that doesn't always resonate well in today's microwave society.2. it's a people business. it's about the people you meet and work with. spend a lot of time networking and understanding how you can provide others value.3. consistency and focus are key. it's too easy to chase all the new shiny objects after every IG post or podcast you see or listen to. pick a lane and stick to it for years before you start looking elsewhere. look at your market and deals every day.

@Joe DaigleI am seeing a lot of investors acquiring loans which appear to result in single digit yieldsIf there is a significant payoff above UPB they may pay above UPB but the loans I have seen selling have not been selling above UPBPersonally for the effort, most smaller investors are better off investing in a syndication than buying a one off loan as the returns will be similar and it will be a lot less work.

The lender's objective is to recoup their outstanding loan balance, plus any additional fees associated with recouping that loan baseline i.e. attorney fees for the foreclosure and those fees are typically included in the auction starting price so to speak on auction day.
