I got started the same way you did that was 16 years ago, bigger pocket did not exist back then but I had a mentor helped me to buy my 6 units. rei is a get rich slow game, you need to be patient. you are in the early stage of growing wealth. it takes time and effort to grow equity to eventually get into commercial property. it took your mentor 20 to own commercial property.

As you mentioned resale value is slow, would you want to be in a position in the future where you have to be patient and possibly be frustrated with the sale process & duration? 

Currently I have 20k saved up and patiently waiting to have enough for my second property.  

These properties are soon going to second and third generations and they are not so patient!

In this low inventory market, one simply has to stay patient and disciplined with your own investing strategy.

You may find a group of doctors to turn the place into an out patient medical facility as well.Another use is to lease to a parent non-profit that in turn sub-lets to other non profits, you'll find that many organizations work together and for a client to qualify for benefits and services, there is an application process.

You often have to be more patient when finding good tenants for C class properties.  

Find an agent who is patient enough to wait until you're ready to buy.
