Hi All,I currently have a 1/4 acre residentially zoned plot of land under contract via a land purchase agreement with the owner on the main street of the Town of Mount Rainier, MD (PG County), and a couple blocks away form the DC border.The market in the area is pretty hot, and the lot sits close to 2 major mixed-use developments (one of which, Studio 3807, which has been called the biggest residential development in PG County).I do not own the property outright - the owner still holds the title & deed, and I am technically leasing it with the exclusive option to buy. 

And its the same thing in our state with rehabbing houses to resell hardly anyone knows that you need a developers license.

Years later I stand with them and admire their investing technique and I am modifying it so that it works well for my situation.How do I define a 'Mom and Pop Investor'?

I was referred to BP by a friend and I've recently developed a passion for real estate investing.

We have never built a house and our development research says you can built for all sorts of $$ / sqft and we don't have a good contractor that we can trust. 

Im itching to start cold calling and I just want to know where are investors getting their cold calling leads from or what other techniques are you using.

Any advice is gladly appreciated, I am new to the development and new construction aspect of real estate.Thanks
