Sounds like you have no problem helping, but when you get a heavy dose of entitled users boldly asking/demanding information it's quite annoying.I'm no expert and haven't experienced this but I can relate in other aspects.

My tenants know I demand that and I have a great relationship with them for doing so. 

This is how capitalism works, supply and demand.

So it becomes finding a property where you can drive rents (i.e. force appreciation through rehabs) coupled with increased demand in that market.

The homeowner then receives a letter from the court demanding for payment.

The old tenants are now demanding reimbursement from us (as well as also contacting the new tenants for more money) for the 8 prorated days when the new tenant has already reimbursed them.

A few are vacant land that is in great demand right now.

Is there a demand for this type of rental?

And the fact that you can't find anything comparable on the market tells me supply/demand is on your side.

If you are planning on buying city of Milwaukee REO or tax foreclosure properties, I would agree with the other responses, be prepared for a big SOW and the process can be demanding.
