A fresh coat of paint always improves the property and often is what puts you over the edge.

Our P&S agreement stated that the property needed to be delivered with the upstairs unit vacant within 60 days of closing.

I have found that imposing penalties on either the Contractor or home owner if the project is delivered in more than 6 months motivates everyone to work more closely and get the projects done on time.

We added value by supplying new appliances, new kitchen floors, cleaning carpets, fresh paint and adding a garage (yet to be completed as of this post).

With everything going on in the world right now, a story like yours is a welcome breath of fresh air through hardships.

Tip:  We bought six rolls of toilet paper for each of our tenants and delivered it to their homes in a gift bag with the hand written message "We are all in this together, if there is anything we can do to help let us know". 

I’m not sure why developers aren’t scooping them up, except to say that they’re fresh on the market, they’re not in a “hot” area, and there is a lot of new housing developments going on so these five little lots are probably not worth their time.
