Just now I found another home I really like as well, and I called the first agent I worked with to make that $115 offer ( she works alongside that "manager" guy, so maybe this will get his attention and he will cut the BS.), so I told her I found another house I like and I would like her to make an offer for me, (since she was pretty quick to get me an offer contract last night).

Hopefully you can cut HIM out of the deal.

take pics of everything don't have anything fixed with out a receipt for the cost that describes in detail what was done an y. again before and after pics. stay in touch with the tenant so they cant use lack of communication against you some how. tell them you are having the damage to the property during there occupancy fixed and if the cost is less then there security then they will receive the difference if not  then don't expect anything but a bill. as for the fuel tank if you have a bill form before they moved in the company that sold you the oil should have this in the records some where it should show the cost of course but also how much was put in the tank proving it was full before they moved in. if you can prove everything with out a doubt then you should make out well in court if it comes to that and learn a bit as well some new things to put in the lease for the next tenant.

Just to run an idea by you all; I found a 5 acre plot of land that have 5 individual 1 acre lots that can be piped up for city water and sewer, my plan was to buy the land, clear cut it, and the move mobile homes on the property as I am financially able.

From my limited 30+ years of experience the kitchen(s) & bathroom(s) SELL, so I rarely cut costs there.This is the '70s kitchen upgrade I did & it went b4 the work was completed.

However in this scenarios, it's pretty clear cut: HOA now owns a property that is loosing equity monthly due to property taxes and and secured mortgage. 

I put insulation inside, then cut a piece of plywood for make a perfect fit at the front, paint it black, screw it at the front, caulk around it.
