Start out low, the bank is likely going to counter and you cannot go back down should the real estate market continue to silde.Also, my aggressive discount will work best in a declining market and where properties have high days on market.When submitting your short sale package, be sure to point out all the negatives, including photos, crime in the area, vandalism on nearby vacant properties, etc.

It may straighten out in the 18 months and financing won't be a problem, but if it doesn't and home values continue to decline, you may wind up with little or no equity (or worse) which means the 20% down will have to come out of your pocket plus you will need a nice clean credit history that your grandmother would be proud of.

If they are, they must sign that disclosure and you can continue from there.Now if you plan to find an end-buyer on the MLS, I always include in my contract to purchase that I have the right to market the property before closing (including the MLS), and that they will provide me a key to access the property for showings / contractor bids.
