You either create a big hole in the wall or you do it in the cabinet above the stove, the ceiling, and the roof.

I went and did an inspection of the unit and found some problems.1) Handle to the refrigerator is ripped off. 2) They used large nails to hang paintings so now I have walls with many holes.

do they make electric baseboard heaters that allow a wall mounted thermostat or do most of them have the thermostat directly on the unit?  

Instead of staining the boards, have you considered painting them the same color as the wall?

Dry wall and carpet are being replaced so the 2 kids have to share a room.  

The confusing part is that the IRS defines the structure UOP as containing floors, walls, roof, and foundation - so even if you repaired 100% of the floors, is it material to the structure as a whole?

I would drive for dollars, put index cards on laundry mat and grocery store walls.

I think everyone would agree that this "fear monger" describe anything with rose colored glasses :) ... but the main difference is I could properly assess, avoid, and mitigate these risks locally where as I could not out of state even with all the technology and driving out to visit on a monthly basis.
