You raise a good point and I'll keep that in mind.I was attracted to Vegas because it's close to SoCal but significantly cheaper and more landlord-friendly.I've been finding it very difficult to find SFRs that will cash-flow in Vegas after mortgage and expenses (haven't looked for too long), so I'm going to start looking at other places around the country.Thanks,

Or on the other hand invest in cheaper properties and put like 40 or 50 % down were I heard putting that much down would make it easier to refinance and pull my money out.

I had an Inspection done and hired a GC to go through it line by line and he came up with a total of $50k in repairs needed (of course cheaper if I didn’t use a GC).

When it comes to cutting the door in, DONT do it, hire that to someone who knows what they are doing, all the nasty grunt work done it will be a lot cheaper than you'd imagine when compared with the cost of an egress install usually.
