At that point, I would start to look for another property, just make sure you have enough reserves (usually 3-6 months) before you buy another investment property!

At this point everything is on auto pilot and someone could buy the property from me and just collect the rents.So, as an example that I'm making up for simple math: If the property is worth $700,000 and it's been consistently bringing in $50,000/yr in net revenue, could I sell the property as a business for more than the property is worth (eg $850,000)?

Now he is saying that it's a "second home" mortgage (higher interest rate) because she won't be living there (but if I buy in MD, we still have to pay the state transfer tax because I have owned in MD before.)
