The house is a 1990 Habitat for Humanity build and when I poked my head up in the attic, I was surprised to see that the whole structure above the ceiling is steel construction.

Not a fan of just basing it off rent, while that is a good gauge, it can be way off - just like cap rate can be on a MF building - good indicator but a lot more research and analysis is required.

Maybe if you have big vacancy or have an odd building that rents at lower rates or your leases covers all expenses vs NNN or something like that, maybe you can fight for lower value....but my guess if for most industrial/warehouse investors, 2023 and maybe even 2024 are going to be tough years to fight in DFW.
