You could also check a few different websites like Craigslist, Zillow, Rentometer, Hotpads, etc to get an idea of what others are charging in your local area.

I recommend the podcasts and the free books/guides (both under the Learn tab on the website).

Some of the websites look a bit questionable though.

After much dialogue via e mail I saw she had another one for sale on her website and a price was agreed for them both.I said I needed a contractor to take a look at the place.

Personally, I'd try a number of strategies over time and test and see what really has the best ROI for you.I've tried networking, digital advertising, website, and cold calling in the past few months for my business.
