After you have your goal start to break it down into smaller steps you can take to get there.

It sounds like you're no longer happy here, so if you would like to break the lease and move to somewhere that better fits your criteria I would be willing to work with you on that. 

Plus the return from just break even pay down and super low appreciation of 2% over 30 years is around a 2,000% return.

Yes, good idea- Breaking out those things on your own may require defense in audit since it's not clearly stated in tax code. 

I did not plan on returning it for the reason of breaking the lease and not receiving a full 30 day notice to move out.

Tell the tenant they are free to break the lease with no penalty.
