My biggest issue is that ANYTHING can happen in 6 mos and then what if they cannot buy the house, and we are back in the same situation as before, with more possible repairs. On the opposition, it is taking the books off the books for now with the possibility of selling the house at list price and make decent money on it even with all of the problems we had.Any tips, ideas, suggestions for this situation?

If past experience on other forums/boards is any indication of future actions, I'm probably going to be lurking, asking a few questions here and there, and generally gaining lots of information about the subject before I put it into action. That said, my biggest "fear" right now is analysis paralysis.

Even if you had a contract that stated he was to make the repairs, something like this still would not hold up in court, if you were challenged.

The biggest mistake I see new people make is they offer investors junk and very quickly you will build a reputation of someone who does not offer quality deals.
