Here if I provide them with a specific notice via certified mail which gives them 30 days to pay the face value of the check plus a fee (there are guidelines on the fee).

Most will call their attorney before handing you money, that's where you'll have pie on your face and that investor will never have anything to do with you.Not only that, but that local type investor will tell all his friends (others with money) about this guy who tried to screw them and doesn't know what he's doing.

I don't know how it'll affect your fix and flip plans, but it makes buy and hold strategies pretty difficult.I know that it sucks to hear someone doomsaying right off the bat, but I have to point this out to you because everyone, from the brokers to the realtors to the gurus and whoever, will all lie to your face and tell you a deal is good when it's really suffering from Florida Syndrome (bloated costs and diminished returns).

Even then some areas have no soliciting so you are not supposed to put anything there.If you keep placing inside the mailbox you will be receiving a not so pleasant call from the U.S post office and a warning not to do it again or face some consequences you do not want to know about .No legal advice.
