He is happy with his so called balance portfolio of stocks/bonds/ect...but no REI.Tell your mom that lots of MDs (doctors) are doing REI....and none of them are worried about "wasted years studying to be a doctor" by doing REI.

After I evicted the tenant she agreed to a settlement which awarded me a  judgement which stated she would pay $250 a month until the balance was paid.

If you go through the legal eviction process and in your lease you have stated that the tenant is responsible for all damges including the balance of lease and upkeep do you think it is probable that the money can be collected?

Just keep in mind it might follow different requirements and restrictions than a HELOC (like shorter life time, might require an LLC, revolving period and minimum/maximum balances per period, etc.).

Parts are still a little clunky (especially the e-leasing-- you can fill in variables in line) and dealing with credit cards where you carry a balance, but it seems like they are improving it all the time.
