@Richard Sherman Thanks.Seller said he won't be available to go to the court, so I'll have to be present when he hangs the notice (equivalent to me hanging the notice).

You can sort of figure this out by looking at available dates for competing rentals to get a rough idea how far out they book up and how often they are booked etc.
