Hi Izabella, My company provides online applications for independent landlords and we do require credit card information for the sole purpose of the tenant paying an application fee.

It’s not for lack of applicants, but lack of GOOD applicants.Higher turnover rates..

If you need to list it before you get good data, then start high and if you don't get any applications in a week or two, drop you price.  

Looks like you have some rental experience so I'm sure I'm not telling you anything you don't already know but I'll say it anyway:   Having a paying renter is great, but I'd get the application they filled out and do a background check yourself. 

It or an application like it will likely disrupt Facebook very soon.

@Laurel Galles  I'd imagine you want to be honest in any mortgage application process with your intent. 

Your tenant can recommend an applicant, but you should be screening the applicants not your current tenant. 

You'll have to pay the costs involved for MLS access, desk fees if applicable, etc.
