When repairperson came out, he was driving a truck that was obviously a third party because the advertising on the truck didn't say anything about Maytag, Whirlpool, or Home Depot.

So maybe your state has a similar association for landlords...I never do more than a month to month lease, never had any issues, people stay and if they want to leave a stupid 1 year or 2 year lease isn't gonna make them stay any longer, and chances of recovery for unpaid rent is not likely, landlords are required to advertise, and rent out a vacant unit as soon as it's vacant, so losses would be not be huge for the tenant, the laws favor the tenant, The best reason for month to month is you are in charge you have more control of if you want them to stay or go, you can guarantee the rent rate for a 12 month period to give them something to rely on for stable price but month to month weeds out the problems and keeps the good ones.

An agent I specifically told 3.5 months ago that I did not want to work with them has taken my pictures from my old Craigslist post, put their company watermark on them, and listed it for rent at a slightly different address (Advertising 284 instead of 284-3), with their phone number as the landlord.

If they never funded anything then the SEC could be all over them much easier.You have to make sure you are dealing with credible people.If it's an ultra low interest rate and the process sounds very complex with upfront fees that is a tip off it's likely a scam.Another fraud I have seen is lenders advertise ( no upfront fees)  and then halfway through the process hit the buyer up with ( the loan has changed slightly ) and a small fee is needed because of XYZ prior to closing.People do not fall for this trash.
