It's by far, the hardest part of the STR market--the marketing.Airbnb invests more than you and I ever could to get their name out there, and they are providing us--the hosts--a service. 

And everyone claims it is a "service" LOL!!

That's a huge shift from their prior business model.That being said, if you need the 100% cash-to-close model to get the ball rolling, and you can find a deal that will net you $25k plus or more, this may be the only path (assuming you can pay the member fee and can't find any other HMLs that offer the services they do w/o a member fee).  

Don't aim at finding a lender, look for who service the lenders and they'll make the calls for you.4.

Most people buying investment properties frequently establish long term relationships with a lender to save them from having to resubmit the exact same paperwork over and over again, and to keep things smooth, etc.If you're trying to close while physically overseas, I'd also start looking into settlement service providers, sometimes called a "title company" and sometimes called a "settlement lawyer" depending on the state the real estate is in.

Make sure your provider is excellent at providing service to not only you as the investor, but also to your residents.Good luck!!
