A land contract is a fine option but as buyer I would make sure it is recorded and confirm title is clearI would absolutely use a title company to do the deal - make sure also the deed to you includes a warranty deed and title insurance Thanks Chris, this is in New York, let me know if I need to be more precise on location.What do you think is the best way to get it recorded?

@James Gleeson  I call it the accidental millionaire  pretty much anyone who bought in CA in the 70s or 80s and still owns the home ( prime bay area prime LA San diego) has made well over million in equity.I peronsally sold 3 homes in CA over a 17 year period and pulled out just under 1 million tax free.I sold another  home in Oregon that I lived in for 6 years and pulled out right at 400k tax free.. and this home I am in now when I sell I will make the full 500k tax free.. all for just doing what we do living in a home.. but in the right areas.. granted in many areas of the country homes might be worth less today than they were in the 80s.. take much of rural New York as an example.. and the same can be said for prime East coast and prime Chicago real estate and now some in Dallas and so on..
