I want to thank everyone that responded Not sure how to figure out how to do it to each and everyone that has given me valuable input.My plan for the property is to lease it to 2 of my children for the first 2-4 years while one is going to the university nursing program for 2 yrs and the other is wanting to be based in texas for another family business for the next 4 years.

This area is prime to form heart rot as any moisture will want to collect there.Most states have a forestry commission or a university extension service that will have an urban forester on staff.

If there is a more realistic figure, by all means, correct me if I'm wrong.)ARV on a home is $100,000$100,000 * .65 (65% rule) = $65,000$65,000 - $3,000 potential wholesaler fee = $62,000$62,000 - $20,000 in potential repairs = $42,000$42,000 - $4,000 in potential holding costs = $39,000 MAOPotential gross profits $61,000/2=$30,500 for myself and contractorI know this is full of holes and may not even be in the right universe as an actual breakdown.
