The only real possible solution to the condo, HOA, issue IMO is to be able to purchase the actual condo or HOA and dissolve it by a one time special assessment which gives the owners all rights to their properties without any chance of any other fees.

I wouldn't either, however if I can provide a solution to a motivated seller, and provide a solution to a buyer and profit $5,000 - $10,000 quickly with no risk, then that would be a viable deal...
