Respectfully, that is NOT what my post is asking for assistance on.My concern is, if I am not aware that a toilet is running until 90 days later when I get my water bill for $1500 more than it typically is, I would like to have something in my lease that holds the tenant - whom is the only party to the contract with the ability to know that their toilet is running, and running, and running, FOR DAYS AND WEEKS, without a call to alert me - responsible.I want to hear from landlords/PMs that have a written clause that could put this back on the tenant if they are not fulfilling their duty to inform us of the running water.

With all due respect to what another poster mentioned, DO NOT base your property purchase based on finding a 1% rule place to live if it's here in the Bay Area at this time unless you are willing to buy a fourplex in an "up and coming, working class, blue collar, D-/F+" neighborhood.

This is especially true for the Indiana Northern BK Trustees (and some of the Northern Debtor Counsels), as several of them closely monitor Notices of Post-Petition Fees, and they object knowing the reality that most creditors will make the economical decision to reduce the fee/charge.I have great respect for the BK Trustee's in my State of Indiana, and my Colleagues representing Debtors in Bankruptcy on the opposite side.
