If the renters tell you long-winded stories/explanations especially when you didn't even really ask, take note as it's probably a red flag that they're full of excuses.If the tenants are currently month-to-month, you could request the landlord have everyone vacated before you close.If you keep the tenants, be sure to be firm but fair.

However, I don't plan to jump into REI as a full-time profession at this time since I love my 9 to 5 working as a credit risk analyst.For now my REI plan involves being an attentive and responsive landlord and property manager, providing a rental home that I would live in myself, and keeping rent a little below market to reduce turnover.I can certainly offer to others my expertise in answering credit risk questions so I'll try to be on the lookout for those on BP as I check back here from time to time.PS - For those that don't live in San Diego, the location of my profile pic is a place called Potato Chip Rock.

I agree that I see a ton of potential in Rock County and I'm looking to hopefully grow to 50 properties in the next few years before branching out into Multi Family.

After listening to the Rock Star RE Investor webinar again last night, I wanted to reintroduce myself.

We all started off somewhere.  3 little green houses, 1 red hotel. 

I would consider it a pretty big red flag that suggests you might be paying too much when an appraisal comes back significantly lower than your offer.
