BiggerPockets is a great way to vet people, but until you get to know them in person, they are just pictures on the web.Also in my opinion and the people that I've met: the people who can help you the most, are people who do multiple strategies.

@Barbara G.In my opinion it is very different than a traditional(albeit, long) flip.As a few people have alluded to, flips have(or should have) a timeline, budget, and multiple exit strategies established BEFORE the project starts.

If you fix a light socket wrong and the house burns down you might be held liable, but if you hire an electrician they could go after LLC but not you personally This is why I use multiple LLCs and own little in my own name.

I have similar situationsI usually only refer the vendors within my network. my own vendor is outside of my REI network. i only started to refer him bc he and I have reached a level of trust I can refer him.my fears are:1. he can't handle multiple jobs as well as he thinks he can2. what if he doesn't do a good job for my referal, or there is an issue and conflict. reflects bad on all of us.

Having multiple security deposits in one account is fine but you need to do some math to figure out the interest you pay each time somebody moves out and you have to refund the deposit with interest.
