It never made sense to me that people buy rentals and immediately hire out the most important factor of its success (the management) to a 3rd party who likely takes 10% plus other fees.  

At the same time it's probably best to be buying right now to hedge against inflation?

Would you ever consider buying a home without a garage?

Should I insist they inspect first so that we aren’t placed under contract in case they don’t want to buy?

If you do not work there anymore you can move the funds to a Self-Directed IRA and have the IRA buy real estate. 

@William CoetI’m not buying the “bring the value to zero” argument.  

But despite it being a small town with a proportionally large military presence, I'm not seeing any mention of assumable loans on listings.
