I'm having a tough time finding end-buyers who can qualify for a mortgage right now, but many people I've talked to are 3-12 months away from qualifying if they get proper credit repair guidance.For those of you that do rent-to-own deals, what percentage of them end up with a sale within the first 12 months?

Avery small percentage live in their house for the full 30 year period.On average people move every 5 years or sooner.You have a starter home,move up home,mansion home,and then usually a retirement home.So claiming 30 years of interest losses will be a hard nut to prove.Sounds like maybe loans not processed by a certain date were cut off in mid-process.I know big banks promise a ton of rates online.They put everyone in this funnel and then try to close as many as possible.With one buyer I had before we were 1 week before closing and a bomb was dropped on us.The underwriter handling the buyers loan also was handling 40 other files and quit abruptly.The new underwriter took over the files and there was missing info in just about all the loan docs.Had to scramble to get all this info that was never requested so it could close on time.When you deal with big banks they do volume with low rates and for that there is a lot of errors and inefficiency.A lower rate isn't lower if it doesn't happen.

The way I look at it is that with more members we will have the same percentage active so the site activity will naturally rise.

The reserve for loan loss reserves is a per centage of the portfolio and depends on several factors, not just non-performing loans.

Personally, I think using 70% of ARV as a starting value is a bit unrealistic in the current market - at least here in LA, but your market may be more favorable for you.3.Acquisition Cost: This is a very high percentage if you are paying all cash.

Most of these properties are in areas where a high percentage of properties are rentals not home owners. the key to investing in these properties is to buy right and control rehab costs to get the property ready to rent for under $20,000 if you can get $600 per mont rent, you should net a respectable return if your taxes, ins maint, vacancy and management numbers are reasonable. you could then sell to another investor for $30,000 or keep as a buy and hold.

@Dawn Anastasi you can definitely split your 401k into multiple entities including a Solo401k(make sure your company of choice allows loans) and a Self-Directed IRA at whatever percentages you wanted to do and leave some in your original 401k as well if you wanted diversity with an index fund for example.
