Another option is you taking on the utilities, and just like with the furnished home, you can increase rents and indicate that utilities will be covered in the rent and potentially have this deduced as a business expense as well (again talk to a CPA).

@Robert Henley as you said, this may not be a "deal" and the fact that it is 100% occupied is only one variable in that equation, and irrelevant if the purchase price is off. 100% occupied is an indication that the rents could be increased, however.

Could be 30 or 60 days or more.Send a letter indicating that their lease will not be renewed as of X date and that you wanted to let the know as soon as possible so they can begin making arrangements to move out.

@Chace Fraser to @Marc Rice's point...it's super local...neighborhoods are transitioning very rapidly in the Columbus market, so it's sometimes street-to-street...we used to use federal block groups to do our research...its the only way to get specific enough to make informed decisions...but general neighborhoods can provide you 80% of the accuracy...when you move to zip codes you reach about 60% accuracy...and looking at an entire city in aggregate is...well, it's not going to be a good indicator for decisions making.
