If this wasn't on their radar before, you can't surprise your partner on your first hack by living in the basement unit.

I feel like this is a trick question.......Aaaaahhhh.....

I’m contacted multiple times a week by individuals who buy lousy real estate in Philly and I hear “ but the agent told me” or “the wholesaler promised me” it was a legal use…the rents would increase…..I could rent this section 8 and achieve xyz rent etc. etc.  

I'd highly encourage you to reach out to folks providing value to other people in the forums and see if they're accepting clients at this time.
