One could say the $4M in equity is creating the cash flow. 

The big thing we're looking for is built-in equity.

While the initial cap rate may not look great, by leveraging your money with the bank at 4-5 times the standard 2.5%-3.5% appreciation we see in markets like these actually produce a 10%-17.5% ROI in equity build.

Cash flow properties are safer but I don't think investing in equity growth is "gambling" as many people state in REI forums. 

We sold the single family home a couple of years ago for about $150K net profit, which allowed us to buy a couple of acres of land in San Diego County that we're now under development with for two new homes, and still own the condo which currently yields about $200/month cash flow and $200K in equity.
