In Phoenix, I found a local appliance dealer called Spencer’s who was great to work with.

That’s why you see so few that smoke, drink, use drugs, or eat fast food.  

My tenant is paying rent on time, but tenant in the other half says that the sister and her husband are "acting funny" and leaving their 3 kids alone for extended periods of time, perhaps a drug useage issue. 

We'd like advice on what areas of MB are the most profitable to invest in, and even more important, which areas to avoid because of crime, drugs, rundown or just too far from the beach and amenities that MB has to offer.

jenniferJennifer,You can deduct any true expense that was legal (not deductions for buying drugs, etc).Being able to deduct it on your taxes is not the only issue.

I had gotten the idea because there was a mobile home dealer in the area who would finance homes and allow customers to pay that way.

While waiting for my investor to show up I literally witnessed about 4-5 drug transactions take place 15 feet away from the property.  

The fourplex next door went through a lengthy foreclosure process (before ultimately being renovated by a different investor) and became a home for squatters, suspected drug use, and many other challenges.

More likely it would be used by drug dealers, terrorists, etc.
