Developer financing isn't very common but basically, on delivery, the developer will give me 5 years to pay the 50% of the price that is still due at an interest rate of 6%.

I would pass on this one.A deal should be where you are buying the property cheap enough to get everything done and still have cashflow.

I only invest in either private pre-sales of pre-development properties at a substantial discount compared to their market value and launch price and rom a developer who I personally know, has a great track record and give me cheap developer financing by Mexican standards.

Aaron Guadiano another added benefit of wholesaling is sometimes you get deals that need hardly any work and are in good areas...when those pop up I like to get a quick private loan or hml and keep those for rentals...I’ve snatched up lots of rentals with a lot of instant equity that cash flow really nice which is hard to do in California and if you have the property locked in cheap enough there will be people in line trying to loan you the money.
