There is a cost, but you can cancel any time after you are done with the deal.  

And remember, until somebody actually signs a lease they can change their mind at any time.

I am hoping to purchase my first BRRR property but am worried I will not be able to refinance any time soon.

That way the business is sustainable, I don’t have to constantly feed my income into it and thus I can stop working at any time.

Since you are not renting it out, nor do you plan to sell anytime soon, then go for it.

Be sure to write in that you reserve the right to cancel at any time during the DD period for any reason with right to a full refund of any earnest money deposit, or something to that effect.
