And I have my own rent ledger that I track, but PM has provided a ledger upon request.

the areas that I’m familiar with in Michigan are very expensive and I wouldn’t be able to afford too much more of another mortgage.

I am looking to move into more passive ways to rent out the property and I feel this way benefits both parties.

If it is on residential property and is more than 2500, you will probably have to capitalize and depreciate it. 

:)I don't know how you've structured your investment property(ies) but mine is in an LLC and I have a bank account specifically for that property.

I’m 41YO and my wife and I bought our first rental home at 38.

There is sense that Balboa will not tolerate late/partial payments and I blame Balboa for everything!
