Your fee would be 3% of the purchase price ($4,500) and a 3% "bonus" for the equity game ($3,000) for a total of $6,500.

Prices are always going to be determined by supply and demand and as you continue to have a growing population and good paying jobs coming to town, that only helps the case for prices to go up.
