My Cousin's (by marriage) family owns a local supply house.As for the mortgage comment you need that calculation to figure the cap rate don't you...That's why it is there.So far all of my properties are all 13.6% and up cap rate unless you tell me I'm figuring something up above wrong.

Also, if your seller cannot post bond and its determine one is required by judge, your seller will only get limited powers and your intended sale is now subject to overbid in open court.Lots to know; lots that can go wrong, and much to learn about to control and work these deals.

@curtdavisYou forgot to point out that managing class C units is usually a great way to quickly learn everything that can possibly go wrong with tenants and properties; like an accelerated learning program...  

In this case it would not be for me to say one way or another whether the morality of the considerations or variables are right or wrong. 

One piece of advice that is wrong, can kill a career before it begins.Sadly, some people on here need to be fully vetted out.

Though someone on here might give you an answer, if it's wrong, it could be a huge problem for you. 

I know I skipped some of the math such as vacancies, turnover maint, appreciation etc but I wasn't sold on these being the major decision factor (please DO correct me if I'm wrong here)What am I missing? 

It could be there is something major wrong with the house that doesn't show from the curb.
